  • Residential Management


    As one of Atlantic Canada’s leading third party property management companies, Novacorp delivers professional management services to its institutional and private clients and building tenants through the diligent performance of our responsibilities as professional property managers. From coordination of day to day operations such as apartment leasing, marketing, managing tenant relations, coordination of repairs and maintenance, coordination of service contracts, through to providing project management on capital improvements and assisting on financing and mortgage renewals, Novacorp has a proven track record for attention to detail, sensitivity in work environments, and an understanding of client requirements.

    Novacorp’s senior management team has been involved in the turn-around of problem properties, property re-positioning, and the development of new projects including feasibility studies, land acquisition, design coordination and review, financing, and project management.

    Novacorp’s Fundamental Corporate Philosophy is to take care of our clients’ needs, the buildings, and equipment as if they were our own. Upon being appointed manager, Novacorp immediately undertakes a detailed assessment of the property; identifying areas where value enhancement is achievable, operational deficiencies require remediation, and a complete analysis of rent structures and incentive programs. In addition, Novacorp will review current and historical operating costs with the aim of implementing operational procedures for possible cost savings.


    Condominium Management


    Novacorp and its senior management team have extensive experience managing condominium properties of all sizes. Condominium management requires unique skills, including diplomacy, and the ability to multi-task in a fast paced environment. Our team is well versed in the operational requirements of each Corporation as set out in the Declaration and By-laws as well as requirements of the Nova Scotia Condominium Act and related legislation. As a member firm of the Canadian Condominium Institute (Nova Scotia Chapter), Novacorp is current on industry trends and practices.
    Reporting to the Corporations’ Board of Directors, Novacorp coordinates day-to-day operations at the property including:

    • Preparing annual operating budgets
    • Coordinating Annual General Meetings
    • Managing service & maintenance contracts
    • Board liaison
    • Attendance at Board meetings
    • Coordinating general repairs and maintenance of Common Elements
    • Coordinating and managing Reserve Funds and Reserve Fund Studies
    • Preparation and delivery of monthly Financial Statements and Progress Reports

    In addition, Novacorp assists Developers in the compilation of Corporation By-Laws, operating budgets etc., prior to pre-sale marketing activities, and acts as interim property manager during that crucial period between first occupancy and registration of the Condominium Corporation. Novacorp also coordinates the start-up of new Corporations, acting as a liaison between the Board and the Developer to ensure construction deficiencies are addressed, and policies and procedures for effective management are implemented

  • Project Management

    Project Management

    The Novacorp team has undertaken Project Management assignments on behalf of a broad base of clients and investors. These projects include coordination of retail and office tenant leasehold construction, overseeing major capital improvements and plant upgrades, and coordination of large construction projects including the recent construction of a multi-unit residential building (+/- 10 – $12 million) and a Class A office building built to Leed Gold standards (+/- $10 million).

    Novacorp coordinates all aspects of the management process including selection of the design team, management of the design process, overseeing the tendering process, assistance in arranging financing, coordination of deficiency remediation, and dispute resolution.

    By working closely with the design team, attention to detail, and a thorough knowledge of construction techniques and prices, the Team is able to realize cost savings for our clients, minimize disruption to existing tenants (when in place), and ensure sound value for each dollar spent. Novacorp maintains the philosophy of delivering on time and on budget while keeping ‘surprises’ to a minimum.

    The Senior Management Team has a wealth of individual and collective expertise in all aspects of real estate management, commercial sales and leasing, construction, and development.

    This knowledge and expertise has been employed on a variety of assignments for a multitude of clients. The Team individuals, whether undertaking work on behalf of municipal, federal, or provincial governments, testifying as expert witness at Utility Review Board or court proceedings, preparing feasibility analysis for developers on new projects, or assisting the property owner in determining the best course of action for their property, provides the client with a practical perspective on each assignment.

  • Institutional Management


    Novacorp has a wealth of experience and expertise in the management of real estate facilities in the public sector environment. Novacorp has been actively involved as property manager in the seniors’ care industry (providing facilities management expertise for Atlantic Canada’s largest not for profit service provider), education sector (managing seven P3 schools totaling approximately 5,000 square feet), and municipal government.

    From coordination of service contracts (including implementation of building automation systems) and staffing through to providing expertise on capital improvement contracts, Novacorp has a proven track record for attention to detail, sensitivity in work environments, and an understanding of client requirements while providing superior real estate management in a cost effective manner.

    Default/Receiver Manager


    The Senior Management Team has been involved in numerous assignments representing the interests of national financial mortgage lenders in the event of mortgage default. Whether undertaking full management, collecting rents under assignment, or as a court appointed Receiver/Manager, the Team has the experience and credentials to represent the client’s interests to minimize potential for litigation, securing the asset, and protecting the income stream. The Team understands the nuances and requirements of law in these situations and safeguards the asset against further deterioration of values, and ensures life safety issues are identified to minimize potential liabilities for the Lender.

  • Estate Management

    Novacorp provides the residential seasonal estate owner with comprehensive property management services to ensure that the seasonal residence is properly maintained during absences and fully operational upon arrival, so that you can maximize the use and enjoyment of the summer residence.

    Our Estate Management team coordinates and manages sub-contracted trained professionals that have been thoroughly screened and are available to provide, on a twelve-month or seasonal basis, the following:

    • Pre-arrival preparation including including your yacht launched and ready at the wharf, pre-arrival clean-up, linens washed and beds made, fresh flowers on the table, food in the pantry, etc.
    • Grounds-keeping services (including lawn and garden care, snow removal, pruning, etc.)
    • Security Services (coordinating security patrol, regular inspections for insurance purposes, alarm monitoring, etc.)
    • General Maintenance Services (house winterizing and re-commissioning, general carpentry, maintenance and repair, painting, etc.)
    • Capital Services (project management for building capital repairs, additions, etc.)
    • Housekeeping Services (incl. laundry, valet, maids, nanny, pantry re-supply, etc.)
    • Yacht Services (maintenance and repair, winterizing, spring commissioning, delivery, engine servicing, etc.)
    • Marine Services (wharf and waterfront repairs, floating dock haul-out, etc.)
    • Fleet Services (vehicle storage, licensing, maintenance, and repair)
    • Concierge Service (arranging air travel, airport transfers, vacation packages, translation services – French, Deutsche, and Espanol available, plan and cater parties, weddings, etc.)

    In addition, should you desire rental income during those times you or your family are not in occupancy, we can coordinate seasonal rentals.
